The first half of the three-part building complex will be ready at the start of 2021.
The building has 5 floors; the commercial area is located on the 1st floor; the 2nd, 3rd, and partly the 4th floor are for residential use, and offices; the 5th floor holds the apartments with the best view in Pärnu.
The building categorizes in the energy efficiency class B to support quality air exchange and stable room temperature. All of our commercial and residential buildings are supplied with district heating method and air ventilation for efficient heat and moisture recovery to maintain fresh air and suitable temperature.

HEATING SYSTEM – District heating method. The basement level is designed with air-heating, the 1st floor with radiator heating system and the 2nd to 5th floor with water underfloor heating system.
VENTILATION AND COOLING SYSTEM – All apartments are equipped with a separate heat recovery ventilation unit. As it is district cooling, the refrigerant in the building is water.
WATER SUPPLY & SEWERAGE – Connected to Pärnu’s central water and sewage network with the remote water meter reading.
ELECTRICITY – Remote electricity meter reading. Sockets and switches are installed.
INTERIOR FINISHING OF GENERAL AREAS – General areas are painted.
CEILING HEIGHT – The maximum height of the concrete ceilings on the 1st floor is designed to be 3.7 meters, on the 2nd to 4th floor apartments up to 2.9 meters, and on the 5th floor 2.9 meters.
ENTRANCE – The basement level can be accessed from the south-eastern side of the Laia Street property. The commercial areas on the 1st floor can be accessed from Aia and Laia street and the most convenient to enter the other floors is from Aia street.
PARKING – The underground parking lot is located on the basement level and is for apartment owners only who have acquired a parking space. Guests can park in the Port Artur II’s parking lot.
